3. PRESENT CONDITION

The exterior of Scott's one-story house shows signs of weathering typical for its age. There is evidence of paint failure, including peeling and chipping, particularly around the four windows and on some siding panels. The wood surfaces appear generally sound but require preparation to ensure proper adhesion of new coatings. Some areas may have mildew or dirt accumulation that needs to be addressed.

4. WORKING PROCESS

1. Surface Preparation
a. Wash/clean all exterior surfaces with a Jomax mix to remove dirt, mildew, and loose debris.
b. Scrape and sand all loose and peeling paint to create a sound substrate.
c. Remove any failed or cracked caulking from joints and seams.
d. Sand glossy surfaces to promote adhesion of new paint.

2. Repairs
a. Replace any identified areas of rotted wood, particularly around windows and trim, with new, treated lumber.
b. Repair and sand smooth any minor surface imperfections or damaged areas.

3. Masking & Protection
a. Mask all windows, doors, light fixtures, and other non-painted surfaces thoroughly.
b. Protect all landscaping, decks, and walkways with drop cloths and plastic sheeting.

4. Priming
a. Prime all bare wood with Zinsser Peel Stop to seal and create a uniform surface.
b. Spot-prime all repaired areas and any persistent stains with an appropriate primer.

5. Caulking
a. Caulk all joints, seams, and gaps around windows, doors, and trim with OSI Quad sealant to ensure a watertight seal.

6. Painting
a. Apply two coats of Benjamin Moore MoorGard exterior paint to all prepared surfaces.
b. Colors to be determined by the client prior to painting (e.g., Body: [Client's Choice], Trim: [Client's Choice]).
c. Paint will be applied by brush and roller, back-brushed into siding for maximum penetration and adhesion.
d. Two coats minimum will be applied to achieve optimal coverage and durability.

7. Finishing

c. Clean up all debris, leaving the site tidy and orderly.
d. Conduct a final walkthrough with the client to ensure complete satisfaction.

ALTERATIONS:
Any alteration or deviation from above specifications involving extra costs, will be executed only upon written orders, and will become an extra charge over and above the estimate.

INSURANCE:
Owner to carry fire, tornado, and other necessary insurance upon the above work. Workmen's Compensation and Public Liability Insurance on above work to be taken out by Horvath Painting, Inc.

PROPOSAL VALIDITY:
This proposal may be withdrawn by Horvath Painting, Inc. if not accepted.
